Tenant Placement
We
market the property to prospective new applicants by placing ads in periodicals, and the
internet, placing a rent sign with information flyers at the property and we schedule
showings.
We thoroughly screen the applicants by verifying the information on the application.
We obtain a credit report, and an eviction screening. After all information
has been obtained we submit the application to the owner for approval.
Tenant Move-In
We prepare the lease and all disclosures, we conduct a walk-through inspection and
photograph the property. We collect the move-in fees and monthly rents.
Maintenance / Repairs
The tenants call us with repair requests. Owner authorizes any
non-emergency repairs over $250.00.
Fees
The tenant placement fee for Management Service is 50% of the monthly
rental rate each time a tenant is placed in the property with a $750.00
minimum; thereafter, the monthly fee is 8% of the rental rate with a $45.00
minimum and $95.00 maximum
